The Property

Welcome to La Riviere.

This charming 19th century stone farmhouse has been carefully renovated to an extremely high standard - whilst retaining an abundance of original features. It has been lovingly restored in the typical Aveyron style - with beautiful, honey-coloured stone inside and out, matched with traditional lime wash finish.

Set along a private road in its own substantial grounds, & overlooking a beautiful, unspoiled valley, La Riviere is a charming, tranquil retreat in the heart of the southern French countryside.

This is an ideal family location, with no other properties in sight - with large, enclosed gardens overlooking nothing but countryside all the way to the horizon - plus the privacy of your own 10-metre heated pool.

A 5-minute walk takes you to the village of Parisot with all essential amenities, and a 10-minute drive to the old market town of Caylus - this is the perfect location to enjoy the feeling of seclusion - yet with shops, restaurants & all your essentials close at hand.

External Plan

Several hundred metres from a main road & set in 1 acre of land, La Riviere sits on a private road with no other properties in view. Parking is immediately in front of the property - easily accommodating several guest vehicles.

Front Garden (South)

The front garden is set to lawn and is completely enclosed between the farmhouse and a converted stone barn (not occupied in rental periods), with fencing to the valley slopes below. There is gated access to both the rear garden & front parking area.

Balcony Area & Terrace (East)

The wonderful oak balcony has ample space on which to dine or just relax, with truly wonderful east-facing views across the valley below & the countryside stretching to the horizon. In the late afternoons this is a wonderful spot for shade.

A stone terrace runs below, also overlooking the valley, connecting the front & rear gardens via a gated terrace - allowing adults access as required.

Rear Garden & Terrace (North)

This large stone terrace continues around to the rear of the house & is perfect for outdoor dining (wooden dining furniture & BBQ are provided). French windows open directly onto the rear terrace, with the lawn stretching away to the pool via a central stone path.

For added privacy the rear garden is also enclosed from the driveway by hedge and fencing - with a wooden privacy gate giving access to the front parking area. On the valley side, the slope from the property's level garden gives a natural barrier of bushes and mature trees down to the fields below.

Pool Area

From the rear terrace a wide stone path takes you across the rear garden to the picket-fenced pool area. This is a comfortable distance from the house providing a peaceful, private space for bathing & relaxing - easily large enough for all guests to enjoy the sun and the water. And of course, meeting all required safety standards.

A large decking area with sun loungers runs from the picket fence entrance to the edge of the pool - a heated saltwater pool with Roman steps - running from a depth of 1.05m to 2.15m at the deep end. The pool is cleaned and tested weekly.

Internal Plan

Sympathetically furnished, the house is ideal for families or groups seeking bright, open living in a traditional country style. And with 200m of living space, the property has a very relaxed, open feel.

Second Floor/ New Attic Ensuite (2008)

The attic renovation was completed in Spring 2008 – adding a further master double ensuite to the main house, taking occupancy from 6 to 8 people for the main farmhouse – plus the gite accommodation for a further 4 people (total: 12).

Entered by an old oak stairway from the first floor dining area, this is a stunning master bedroom conversion, with oiled beams spanning in every direction, contrasting with the traditional white lime-wash finish of the region. The spacious ensuite offers an ‘open-top’ rain shower - plus a glimpse down the rear garden to the pool for those tall enough to look through the new roof velux window!

The traditional ‘Aveyron’ leaf-style slate roof has been completely renovated in Spring 2008, with this fabulous ensuite being the final stage of an 18-month refurbishment.

First Floor

Entering from outside via the stone steps to the front door, you enter a traditional country dining area, passing through to a modern fitted kitchen & breakfast bar. This leads via a split-level open doorway to the lounge, and on to the stunning oak balcony with its fantastic views.

Dining Area

With beautifully-finished stone walls, this is a charming space for entertaining, featuring a wonderful period stone fireplace & woodburner. There is an oak dining table seating 6, leading on to a large renovated stone arch window offering beautiful views of the rear garden & pool and giving this whole area a bright and open feel.

Kitchen

This is a modern, fully-equipped open-plan kitchen with 4-ring gas hob & oven, breakfast bar with stools for 6, dishwasher, fridge/freezer and washing machine. Fitted units contain all you'll need for cooking and eating.

Lounge

The lounge is finished with original wooden flooring and with traditional stone & lime wash walls - with large rugs to add a softer, more relaxed feel. A large corner sofa, and separate 2-seater give plenty of space for all to spread out - with TV showing English free-to-air channels.

French windows overlook the front garden (with rail), as others lead out onto the wonderful oak balcony overlooking the valley below - ideal for dining or just sitting & relaxing, with miles of Aveyron countryside to enjoy.

Ground Floor

3 double-size bedrooms (one ensuite), plus a family wet room and separate w/c. This whole floor is cool and spacious with large French windows opening onto both the front and rear gardens from the central hallway.

Master bedroom (Ensuite)
